Flex-N-Seal
Moisture-Proof Grain Bins the Better Way...with Flex-N-Seal!
At last! Now there's a better way to seal the base of bins against profit-robbing moisture. It's Flex-N-seal...effective, economic and easy to apply.
It's one of the most perplexing problems farmers face: how to safeguard their stored grain from expensive spoilage caused by moisture leaking into their bins.
Flex-N-Seal is the answer. It's a revolutionary new way to eliminate those problems once and for all. No more spoiled grain! No more dirty clean-up!
Flex-N-Seal is applied as a liquid bonding with concrete and steel. It dries as a seamless, waterproof membrane around the base of the bin.
Flex-N-Seal replaces messy tar with a specially formulated acrylic latex reinforced with nylon fiber mesh.

The following are the most commonly asked questions about Flex-N-Seal:
Q: How is Flex-N-Seal applied?
A: Flex-N-Seal is a liquid applied, flexible coating system that forms a continuous, seamless membrane that protects your bin and whatever is stored inside. Flex-N-Seal can be applied with a paint brush. Approximately 15% of our customers choose to do the job themselves.
Q: How much area will a 20 litre pail of Flex-N-Seal cover?
A: A 20 litre pail will cover approximately 120 lineal feet based on a 7" - 8" wide band around the bin. (3" - 4" on the wall and 4" - 5" on the floor) You should be able to do 2 - 19' diameter bins with one pail of Flex-N-Seal.
Q: Can Flex-N-Seal be applied in cold weather?
A: Flex-N-Seal should not be sprayed, stored or transported in temperatures less than 40 degrees Fahrenheit (5 degrees Celsius). Freezing the product before it is fully cured or dried will result in product deterioration.
Q: How long does it take Flex-N-Seal to dry?
A: Drying time for Flex-N-Seal will vary depending on the temperature, humidity, and thickness at which the product is applied. Generally; 5 - 7 hours is sufficient drying time, however since Flex-N-Seal is a water based material, care should be taken on days when rain is forecasted. If the site is rained, simply allow it to completely dry and re-apply.
Q: Will Flex-N-Seal dry out and crack like tar?
A: No. Flex-N-Seal will not crack because it reflects the sun's rays keeping it cool and flexible. Flex-N-Seal will give superior protection against extreme summer heat, below freezing winter temperatures and freeze/thaw conditions. Strength and durability are the hallmarks of Flex-N-Seal.
Q: Does the existing tar need to be removed?
A: No. Ninety-nine percent of the bins we seal do not require us to remove any tar. Flex-N-Seal completely covers and bonds with the tar and does not allow it to shift or move from the bin. If the tar is so loose that it easily pulls off, then we will remove it.
Q: How much site preparation is required?
A: Site preparation is minimal; however Flex-N-Seal will not bond with water and dirt so it is important that the surface is clean and dry. Generally, sweeping the concrete and steel is sufficient.
